DOES THE PRICE INCLUDE ALL BILLS?
  • Yes, the price is inclusive of all bills including any council tax liabilities, utilities, television and broadband.

LANDLORDS AND LETTING AGENTS
I'M A LANDLORD OR LETTING AGENT HOW WOULD THIS WORK IN PRINCIPLE?
  • This is a 5 step process:
  1. Let us know if you have a property and how much you would like in rent pcm.
  2. If the property is suitable for us we provide an agreement drawn up by solicitors which set out all the terms and conditions.
  3. We take over the management of the house and market it to our client base who are generally looking for shorter lets than a Short Assured Tenancy agreement.
  4. You sit back and relax knowing that you are getting paid every month whilst we do all the work marketing, tenanting and looking after your property.
  5. At the end of the contract period we return your investment property back to you in great condition as it's been looked after to a much higher standard than you would expect any tenant to do.

WILL I RECEIVE THE SAME AMOUNT OF MONEY AS I NORMALLY DO FROM RENTING?
  • You tell us how much you would like pcm for the property. We will pay you an agreed amount based on the fact that your property won't have any voids, minor maintenance or ongoing/renewal fees to pay throughout the contract up to 5 years. The length of contract and the exact amount is agreed between us.

WHAT ARE ACRE ACCOMMODATION SERVICES RESPONSIBLE FOR?
  • We are responsible for paying you the agreed amount regardless of whether we let the property.
  • We are responsible for ensuring payment of council tax and utilities, cleaning, gardens (where required) and minor maintenance up to an agreed amount.
  • We are responsible for finding tenants and managing the property freeing you from any ongoing responsibility.
  • Our tenants expect the highest standards and service therefore it may be necessary for us to spend money upfront to upgrade or change the decor. This would be at no cost to you and would only be completed with your approval.
  • We are responsible for fully furnishing the property however, if you have furniture in the property that is suitable and you are happy to leave it, this can be agreed between us.
  • We are responsible for having public liability insurance and contents insurance (for our furnishings) in place.

WHAT AM I RESPONSIBLE FOR?
  • As a landlord you are responsible for the exterior and structure of the building including the buildings insurance. Acre Accommodation Services would not be responsible for maintenance and repairs of these parts such as roofing, structural soundness and external joinery.
  • As a responsible landlord the property should already be compliant with current tenancy legislation, if it needs upgrading to meet these standards you would be responsible for ensuring this. This would also include ensuring you have current safety and environment certificates and renewing at the appropriate time.
  • You would be responsible for insuring any contents that you leave in the property including carpets and fittings.
  • You would be responsible for ensuring that you have consent from your mortgage provider if necessary. 

HOW DO ACRE ACCOMMODATION SERVICES EARN THEIR MONEY?
  • We work differently to traditional letting agents in that we don't charge you a fee. We earn our commission from the guests we put into the property.
  • Because we are able to offer our clients a professional service and flexible terms on length of stay we are able to charge a premium for this.
  • We still have overheads and costs to pay for including your guaranteed income as well as all the managing and marketing costs. This means it is essential for us to provide you with the highest standards of quality and care in looking after your property to ensure that we can market the property successfully.

IS THIS SUB-LETTING?
  • No. Acre Accommodation Services do not have a Short Assured Tenancy (SAT) agreement with the property owner, SAT's do not allow sub-letting. We have a management agreement in place with the property owner drawn up by a solicitor specifically for this arrangement.

I'M A LETTING AGENT, IF I BRING YOU A WILLING LANDLORD HOW DO I KNOW YOU WON'T ENCOURAGE MY CLIENT TO LEAVE?
  • Acre Accommodation Services want to build trusting relationships with local agents to supply us with landlords willing to work in partnership. This would be of no long term benefit to us and we would be happy to sign a non-solicitation agreement with you to this effect.
